BE Aware, Early Wire Discount Fraud

Vivienne, a first time home buyer, was involved in the purchase of a $1.8 million home. The transaction was getting ready to close. She received an email from what appeared to be her settlement agent’s assistant, but in reality the message was generated from a fraudulent email account. The message read as follows:

Hi Vivienne,
Congratulations on your real estate purchase. This is just a friendly reminder that we are scheduled for closing Friday June 1st. I will be the escrow closer handling this transaction. Find attached Settlement Statement and our Wiring Instruction for outstanding balance of your down payment, amount due is $753,252.73.However, we will give you a 20% off Escrow fee (a total of $500 off) if wire can be initiated earlier, due to our current workload as we pride our–self in client satisfaction and the ease at which we conduct our business, It is advisable that wire be initiated Earlier to the attached bank wiring Instructions as this will guarantee that funds are available for disbursement at your scheduled closing, if yes amount due will be $752,752.73Kindly confirm that you have received Wiring instruction attached and advise if wire can be initiated today you can reply to this email if you have any questions or call or text me on my direct line 615 392 5075 looking forward to a successful close.

Vivienne called the number and heard a voice recording saying the escrow officer’s assistant’s name, but the voice sounded foreign and robotic. Vivienne was suspicious the email was not truly originating from her escrow officer’s assistant and that the voice phone number was not truly dialing Chicago Title Company.

Vivienne promptly forwarded the email to her real estate agent. The real estate agent called the escrow officer using a known, trusted number and confirmed the home buyer’s suspicions, the email was fraudulent. Fortunately for all involved the homebuyer did not fall for the scam and the transaction was able to successfully close on time.

How It Works

A scammer typically gains access to a transactional participant’s email account. With access to the real email account, the scammer can observe email exchanges and create fake emails that look authentic, including email signatures and company logos, of various transactional participants. Using these authentic looking email, the scammer is able to impersonate anyone involved in the transaction and send fraudulent wire instructions to the consumer, diverting their money to a fraudster’s account.

5 Warning Signs To Watch For

  • Make a decision now!
Rushing someone to make a financial commitment may be more than an irresponsible business practice — it could be a sign of fraud. A wire transfer of funds should never occur until the consumer has time to verify the bank wire information with trusted resources.
  • Change in wire instructions
Consumers likely are the target of a real estate scam if the settlement agent or title company informs them previous wire transfer instructions were incorrect or changed, and they provide new instructions. Settlement agents and title companies rarely change their bank accounts.
  • Discounts for sending a wire transfer
The processing of a wire transfer costs the sender and recipient, fees and costs. Settlement agents do not offer discounts for consumers depositing their down payment and closing costs via wire transfer.
  • Does the message make sense?
Most fraudsters perpetrating the crime do not speak English as their first language. Their messages contain misuse of grammar, spelling and punctuation. Often times, the message does not make complete sense.
  • Account Name = Settlement Agent/Title Company
The account name on the wire instructions often contains the name of an unknown individual or company, and not the name of the settlement agent or title company. In some cases the account name has portions of the settlement agent name combined with an individual’s name. If the account name is not an exact match, the wire instructions are not accurate. That said, the account name in the wire instructions is not the only thing that should be relied upon.

A wire transfer is an immediate form of payment. It is sometimes irreversible, even if fraud is involved. If a consumer falls prey to the diverted wire transfer scam, not only could they lose the money they transferred, but they would still need to provide the funds required to close on their property purchase.

Real estate professionals should communicate to consumers that they need to call to verify the wire transfer with a known, trusted source at the settlement agent or title company who can identify the details of the specific transaction, as well as verify the bank wiring information.

Consumers should be warned not to send any money without talking to a live person with details only the settlement agent would know and a complete verification of the wire information.

In addition, consumers should never use the phone number provided in the email containing the instructions, they should use phone numbers they have called before or can otherwise verify. And, they should never send an email to verify, as the email address may be incorrect or the email may be intercepted by the fraudsters.

“I Hate Running!” Have you ever said this? #LifeHappens

Wow… What is it about running that is so bad? How it get such a bad rap? Interesting conversation right?

Is it because its tough and takes effort? Is it because the first 2-3 miles kinda sucks? Yeah I said sucks. But I got your attention..

Isn’t that kinda like life? When you get started at most tasks it is soooooo hard, and it takes a ton of effort to get the ball moving. However, when we stay with it and keep ourselves doing the right things consistently, that things get moving a bit easier, and the momentum builds.

Staying Consistent builds momentum!

Wild Right? Crazy thought!

That such as in running our bodies become better conditioned, we learn from mistakes and we are better for ourselves, our families, and our businesses!

Confession: I used to be one of those guys that said, “I hate running, and the only thing that felt better about it, is when we stopped!” My dad you to say something similar, and would say, “Banging your head against the wall and running are very similar, both feel better when you stop!” -Jim Orr

However, I have come to realize that if you can carve 30-40 minutes several times a week out of your schedule to run, IT IS INCREDIBLE… Even if its a WOG!!!

Screen Time….

We have so much screen time anymore, that its incredible to to unplug, and take the time for ourselves. This time is refreshing “ME Time” that allows us to take deep breaths, and de-stress. I have also found it as great uninterrupted time for prayer, and or take catch up on books I have wanted to read. I leverage www.Audible .com to listen to the books on my headphones. ( Nothing wrong with learning, growing and becoming stronger all at the same time.

Questions:

  1. Have you had a similar experience?
  2. Whats holding you back?
  3. Are you at a plateau, looking for a breakthrough? (willing to attempt)

I want your feedback, let me know what you think?

Make yourself a better YOU!

Local Icon Randall Lewis speaks at WEREP!

West End Real Estate Professionals hosts Randall for a “State of the IE” on housing and viewpoints for future!

On Friday, January 19th we had the pleasure to hear from Randall Lewis on his insights for the future of housing and projects in the Inland Empire! For the last 15 years or so, Randall has come out 1x per year to give us his insights and updates the projects the Lewis Corporation is working on. We love his talks because they are real, help us in directing our sails for the next 12-24 months.

Average attendance at WEREP.org is 75-100 Real Estate professionals, and when Randall comes, well, we bust out the room, averaging 300-345 people. So that should give some insight on how people value his opinion!

I will include here some nuggets from his talk, also let you know that we have the full video of the talk on our www.Facebook.com/TeamTitleGuy page for you to reference! While you are there, like our page!

  • “Nobody knows what inning we are in, and maybe this recovery is a double header… Feels confident about 2018, 2019…
  • Buy now, but be thoughtful… Buy if possible while interest rates are lower..
  • Density is going to be a big deal moving forward… as much as 17-25 units to an acre.
  • Inland Empire, Hottest market in the States, maybe the world in the industrial markets, and big boxes buildings..
  • Gotta keep housing affordable…
  • Trend in housing still showing more renters… however, goal is still homeownership.. Single Family rental market to be strong..

In the name of Affordable housing

Did you know that the recording fees on ALL recorded Documents just went up by 3-5 times the expense. Recording fees used to average $75-100.. Now on all estimates we are quoting $325-350

So for example, if you wanted to change the vesting on a deed, it used to cost about  $20 in recording fee, now will cost you 20 + the $75 tax!

See attached fliers for a further breakdown and a reference guide.

Be Intentional…

Its a new year and new opportunities are before us. HOW WE RESPOND is up to us.

You see this blog post is simple and based on a philosophy my dad would always tell us…. ” Absolutely, you have a choice, however, what you decide will have implications.” -Jim Orr

You see this concept transfers to ALL areas of life and I am continually reminded of this almost daily.

We need to be careful as to what we allow into our life and how we allow for interruptions! YOUR TIME IS VALUABLE!!! We are told its the most precious asset we have and that we cannot get it back. When we allow other things to take our time, it most likely means its taking time from another area.

Morale of the story, CHOOSE WISELY! (as Yoda would say)

  • What things matter most to you?
  • What are your time hogs?
  • What do you want to do most?
  • What brings you joy?

NOW… Schedule your time out and make it happen!

Not gonna lie, this iOS something I have struggled with, identified and I am battling to make this happen! And I guarantee its UNCOMFORTABLE!

Follow-Up on previous blog post- Unplug The First Hour..

I have been successful about 80% of the time and they have been some of my best mornings! Best mornings so far have been with an audio book, and a run. Less distractions and more thought provoking morning starts. Try it out? Let me know your feedback!

Unemployed Again… Life of a Salesman- End of Month/Year

End Of month/Year
Which one are you…. The DRIVEN or the Scared by this… yes Tic Toc, Tic Toc! It comes down to perspective, you can beat the month before, erase a tough month, year, or continually improve!
I am probably not the only one that loves and hates the end of the month/year, or is that what drives us? Yep, New Year, New Month, and we are starting at ZERO. Ha ha ha! Unemployed & New Opportunity begins! For some this battle can be daunting, and unbearable, and others seem to THRIVE in this environment. I love this opportunity, I THRIVE IN IT..
You see I grew up in a small town outside of Buffalo, New York. When I came home form summer break, I worked 3, 20 hour a week jobs, saved all my money, which seemed to be gone by the end of the first semester back at school. Fresh outta college, I worked “Quick-Fixing cars” renting units out on the dream of becoming management and the security of the salary! (which was not that much)
YOU ARE WORTH XXXXXXXX….. What’s that number for YOU? (are you willing to allow someone to put a number in the blank)
At first I was scared of the thought, and I wanted stability. It did not take long to learn that in sales, when you take care of your clients needs and interests that the rewards follow.
You see, so many have been sold the idea that security is in a fixed number, and they feel security in this number? While others like me feel trapped just thinking about that mindset. We learned after the last crash that the only folks that are truly secure in their position in a downturn are those who can adapt, and see through adversity!
(Full Disclosure. During the crash, I did look to see what else I could do, and tried to find a J O B. However, That proved to be a challenge, and it made me realize the opportunity I currently had and how incredible it was. I just needed to see this through the hard time)
What does this teach us? Hmmmm Let’s take a look… (Month end/Year End Self-Inventory)
  • Stay Actively searching for ideas and ways to improve
  • Monitor Trends
  • Be willing to collaborate and Mindshare
  • Become a lynchpin
  • Get involved in your community
  • Give till it hurts
  • Remember your why
  • Be Humble
  • Be Creative & Fun
Simple thoughts and ideas, however, we need to be reminded from time to time.. As we stare down the end of the year or month, do a mental inventory! Write ideas on paper, or in an app like Evernote, and continually look to improve. Analyze whats working and whats not, and be fast to act on whats not getting the results you need or desire.
Mindshare thoughts:
Cliche’
We become most like who we associate with!

“Your Dream Team” -Choose Wisely
Yes this is true, so make sure the people (your team) you spend the most time with challenge you to be better other wise your results may be suffering do to “Debbie Downer Syndrome!” Never underestimate the value of input from those you respect the most. Before making any large decision for your business, its INVALUABLE to the outside/unbiased opinion of those who you trust. It could save you from countless headaches and save you thousands in challenges.
In sales no matter the business, we are our own business within a business, and NO ONE can tell us what we are worth, only WE can decide that for ourselves. I love the sales industry, because I am NOT AFRAID to hustle and work smart and hard! I will put the hours in to out hustle my competition, and I love the reward that comes from it too.
“Nobody puts baby in a corner!” – Dirty Dancing
Thats right, WE choose… I love sales because I love the hunt, and I love getting rewarded for the effort we put in!
If you can DRIVE A NUMBER, YOU will NEVER GO HUNGRY!!! My challenge for you is to stay motivated, write down your whys, and write down your goals and desires for the new year and start knocking them out!
My Mantra I would like to share..
People say you are “Lucky!”
My response,
“You are damn right I am, cause the true definition of luck is where HARD WORK meets opportunity!“
Hence my favorite hashtag is #CreateYourOwnLuck.
Go out there and earn your unfair share, cause YOU who work for it more than deserve it!
