Inland Empire Housing Market Update: September 2026 Home Prices, Inventory and Sales

The short answer: In September 2026, the Inland Empire housing market had far more homes for sale than a year earlier, while prices barely moved. Single family active listings in San Bernardino County rose from 1,977 to 5,494 (up about 178%), and in Riverside County from 2,571 to 5,662 (up about 120%). The median single family sales price was $510,000 in San Bernardino County (up 2.0% from $500,000) and $580,000 in Riverside County (down 0.3% from $582,000). Sales were lower in both counties. In plain terms, buyers have a lot more to choose from than they did last fall, and sellers are competing with more listings at roughly the same prices. Here is what the numbers say, county by county.

All figures are single family residences (SFR), September 2026 compared with September 2025.

Inventory is the big story

The jump in supply is the headline for the Inland Empire this fall. San Bernardino County started 2026 with 2,019 single family listings in January and reached 5,494 by September, climbing every month along the way. Riverside County went from 2,957 in January to 5,662 in September.

Condos followed the same pattern. San Bernardino County condo listings went from 177 in September 2025 to 530 in September 2026, and Riverside County went from 478 to 1,253.

What more inventory means for buyers and sellers

For buyers, more listings means more choice, more time to decide, and often more room to ask for repairs or credits. For sellers, it means pricing right from day one matters more than it did a year ago, because buyers can compare your home with many others nearby.

Home prices are holding steady

Even with more homes on the market, prices have not dropped in a meaningful way. San Bernardino County’s single family median stayed between $490,000 and $511,750 every month in 2026, and Riverside County’s stayed between $574,500 and $600,000.

The California Association of REALTORS (C.A.R.) data shows a similar picture with its own method. C.A.R. reports a San Bernardino County median of $531,090 for September 2026 compared with $500,030 in September 2025, and a Riverside County median of $620,000 compared with $624,000. The two sources measure a little differently, which is why the numbers do not match exactly, but both point to stable prices.

The 30 year view

C.A.R. December medians show how far Inland Empire values have come:

December median, SFR San Bernardino County Riverside County Los Angeles County
1996 $108,571 $119,396 $167,550
2006 $335,612 $427,333 $585,447
2011 $128,450 $203,650 $306,950
2020 $378,500 $488,250 $660,000
2025 $500,970 $635,000 $890,910

Homes sold: fewer closings than last year

San Bernardino County closed 1,212 single family sales in September 2026, compared with 1,446 a year earlier. Riverside County closed 1,865, compared with 1,941. Summer was busier: San Bernardino County peaked at 1,512 sales in July, and Riverside County at 2,334 in June.

How long are homes taking to sell?

According to C.A.R. median days on market for single family homes:

Median days on market, SFR Sep 2025 Sep 2026 2025 (annual)
Riverside County 38 42 42
Los Angeles County 31 30 29
Orange County 33 30 28

Riverside County homes are taking a little longer to sell than they did a year ago. For context, the Riverside County median was just 11 days in 2021.

Rancho Cucamonga home prices by ZIP code

The San Bernardino County report breaks out each community. Here is Rancho Cucamonga for September 2026. Monthly ZIP code samples are small, so one or two sales can move these numbers a lot.

Rancho Cucamonga ZIP SFR sales SFR median price Median $ per sq. ft.
91701 20 $929,000 $441
91730 15 $702,000 $429
91737 7 $1,015,000 $386
91739 14 $1,151,000 $475

Nearby, Upland (91784) showed a $1,026,000 single family median on 22 sales, Fontana (92336) $695,000 on 31 sales, and Chino Hills (91709) $1,121,000 on 32 sales.

Default and trustee sale notices

The County Trend Reports also track notices of default (NOD) and notices of trustee sale (NTS). In San Bernardino County, single family NODs were 182 in September 2026 compared with 149 in September 2025, and NTS filings were 92 compared with 56. In Riverside County, single family NODs were 203 compared with 200, and NTS filings were 101 compared with 114. A notice is not the same as a completed foreclosure, and many homeowners resolve them, but it is worth watching. If you know a homeowner who is behind, an early conversation can open up more options.

What about Los Angeles County?

Los Angeles County saw the same trend. Single family active listings went from 5,503 in September 2025 to 12,277 in September 2026, sales went from 3,576 to 3,293, and the median sales price was $965,000 compared with $966,500. C.A.R. puts the Los Angeles County median at $994,670 for September 2026.
