Stater Bros. Charities Sends 1,000 Care Packages
to Deployed Local Service Members 

San Bernardino, California (June 15, 2016) –  Over 200 members of the Stater Bros. “Family” of Employees, friends, suppliers and representatives from Operation Community Cares (a local organization that supports our troops) gathered to prepare 1,000 care packages for local military members currently serving overseas in celebration of Armed Forces Day.  
The event took place on Saturday, May 21, 2016 at Stater Bros. Corporate Offices and Distribution Center located at 301 S. Tippecanoe Avenue, San Bernardino, California 92408.
“We at OCC are so excited to have worked with Stater Bros Charities to continue the mission to boost morale for our men and women overseas. The feedback we continue to get has been overwhelming as to how much a care package can do,” said Ryan Orr, Vice President of Operation Community Cares. “To think some simple items sent with love, can lift spirits and make them smile! We are told it saves lives! God Bless Stater Bros. and all they do for our community,” Orr further added. 
“Stater Bros. has a rich legacy of service to this great nation and a long-standing commitment to the support of our country’s veterans and service members,” stated Jack H. Brown, Executive Chairman of Stater Bros. Markets and a Navy Veteran.   “I couldn’t think of a better way to celebrate Armed Forces Day than by preparing care packages from the Heartland for our local military members to let them know we’re thinking of them and praying that they come home safe . . . and come home soon,” Brown continued.

Claremont Sign Rules- Open Houses Beware!

Each city has its own rules and regulations. Here is a list of the Rules for Claremont, Ca!

City of Claremont Real Estate/ Open House Sign Regulations
Please share this information with agents/affiliates in your office
·       Open Houses are only permitted on Saturdays and Sundays, between noon and 6:00 p.m.
·       Open house signage is permitted between 10:30 a.m. and 6:30 p.m. Saturday and Sunday only.
·       Extended Saturday open houses until 8:00 p.m. are permitted with advance notice to Community Improvement Staff at (909) 399-5467 or by email at jbarber@ci.claremont.ca.us.
·       No more than six freestanding, off-premise directional “Open House” signs, with a maximum area of 3 square feet are permitted on main arterial streets (list of streets attached) during Open House hours. No more than two off-premise directional “Open House” signs can be posted at any intersection.
·       No more than one directional open house sign can be placed per turn, per interior street.
·       “Open House” signs are permitted in the public parkway and sidewalk, provided it does not obstruct pedestrian sidewalk access or create a sight obstruction to motorists. Open House signs are not permitted to be placed in public roads, parks, or medians at any time. Signs may not be attached or taped to trees, walls, or street lights/posts.
·       One freestanding “Open House” sign with a maximum of 3 square feet is permitted on-site at the marketed property. Two flags and up to six balloons are permitted to be displayed in the front yard of the marketed property.
·       Pennants, balloons, streamers, spinners, windsocks or other attachments placed on off-premise signs, and signs or directional signs placed on vehicles are prohibited.
Signs in violation of city codes will be removed and may be retrieved at City Hall Monday through Thursday. Un-claimed signs will be disposed of 60 days from the date of removal. Repeat offenders (agents, brokers, brokerage firms) will be subject to non-dismissible Administrative Citations.

Consummation is the day the borrower becomes legally obligated under the loan, which would be the date of signing, even if the loan has a rescission period. It is important to note the definition of consummation can be different than the closing date as defined in the purchase agreement where the buyer becomes contractually obligated to a seller on a real estate transaction.

Insuring Living Trusts- Team Title Guy

In the world of busy probate courts and a desire for privacy, the living trust has become a common manner of holding title to real property. The following may help you understand a few of the requirements of the title insurance industry if title to property is conveyed to the trustee of a living trust.
What is a trust?
A trust is an agreement between a trustor and trustee for the trustee to hold title to and administer designated assets of the trustor for the use and benefit of one or more beneficiaries.

Can a trust itself acquire and convey interests in real property?
No. The living trust is an arrangement between a trustee and a trustor. Only the trustee, on behalf of the trust, may own and convey any interest in real property. The trustee may only exercise the powers granted in the trust.
If there is more than one trustee, can just one join?
Maybe. The trust must specifically provide for less than all to sign.
Who can be trustee?
Any individual not under a legal disability or a corporation that has qualified to do a trust business in the state of California.

Wow… As the year blows past us, don’t blink.. Life has a tendency of throwing us curve balls and definitely keeping us on our feet! On behalf of Danielle and I, THANK YOU! The month of April was probably one of the hardest months we have eve endured as a family and as a couple. Losing Charlie was incredibly challenging and I am sure we will face struggles for months and years to come. However, through all of this, we have witnessed many amazing things as well! We witness so much LOVE, that we were overwhelmed! It truly felt like the hand of God was upon us, and this indescribable peace took over us. It was truly incredible to feel His presence with us and neither Danielle nor I could ever imagine going through this without our Faith! Every prayer was and is appreciated, and in case you wondered if it works, the answer is YES. The outcome is NOT what we desired, but there are so many stories and examples of how he was working in and around Charlie! Danielle and I are grateful for so many wishes and we THANK YOU! Know that He loves you and wants a relationship with each of us! Lean on Him in times of struggle and success!
